Leasing Terms & Installments

All leases at The Marshall Tempe are 12-month installments.

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment begins in August at move-in, and the last installment is in July.

Yes, you can switch floor plans as long as the space is available. Your rate may change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you have a guarantor, they will not be required to sign the new lease; however, we will notify them of the changes.

You can easily complete the leasing process online. We are also available at the leasing office if you would like to apply in person!

An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without worrying about whether they’ll pay on time. For more information about an individual lease, contact us today.

RoomSync is a platform that enables you to browse, chat, and connect with potential roommates before signing your lease. You can create a profile, specify your lifestyle preferences, and find the best match for you—all in one place!

First, you’ll create a RoomSync profile where you can specify your preferences and habits. From there, you can browse through other students interested in our community and swipe left or right to connect with potential roommates!

Once you match with a potential roommate on RoomSync, you’ll be able to chat and get to know each other to see if you’re a good fit. From there, you are ready to sign a lease and secure your spot at our community!
